Did Home Staging Make a Builder a Convert?

  

One of my favorite parts of staging homes is not only the creative work that I do, it is also educating home sellers, property investors and Realtors on the value of home staging. I love seeing their expressions during the reveal where they finally "aha!" get it. Staging really does make a difference in how buyers see a space.

We had the pleasure of working with a builder today in Gladwyne, Montgomery County PA. It was easy to convince him to stage his property because he had lived in California where staging is more prevalent. He understood that staging is a key element of marketing a home. His business partner however did not understand why the home needed to be staged and I can understand why- it is a lovely stone 3.2 million dollar home on over an acre with every imaginable upgrade. The issue however has been that buyers in that price range really need to see how they can live there- literally buyers wanted to know how furniture would fit in the home.

We met with the builder last week and today installed the staging in under 5 hours. The transformation was dramatic if I do say so myself. The large grand living room and family rooms suddenly had warmth and charm. The architectural features of the home popped. When the builder's business partner saw the home he was amazed- the home looked even better.

Kate that is a great job.  I think maybe the house is now a 3.8 million dollar house!  I hope the builder and especially his partner were pleased with the outcome.  Its very beautiful!

I know the builder was thrilled. He brought over his wife and sister. They kept saying you did this in 5 hours?! We know the truth (there was about 10 hours of shopping and planning in addition to that!) but they were impressed.

His business partner loved it but wants to wait until they get an offer- the home has been on the market for over 6 months so an offer now would be wonderful.

 Cindy, You do GREAT work. I was just looking at the invite you sent for the champagne event and thought it looked lovely. We are in different markets- here is all huge high end homes that cost a lot of $$ to stage. KH

Kate, there's a simplicity and grandeur to the house now - partly the symmetry, partly the color palette, mostly the sheer style of the project.  Great, GREAT job.  What did you do in the Master Bedroom?

PS - are you going to Triple Play again this year?  Wondering if it's worth the investment....

Hi Kate - beautiful pictures that show a dramatic difference.  I can certainly see how your staging in this home could make a HUGE difference to how buyers see it - a nice warm welcoming place to call home versus a colder feeling house.

BTW, you have the BEST artwork!  It makes such a difference in the way that a room shows and you also need fewer accessories!

Kate - I ABSOLUTELY love, love, love that in EVERY SINGLE PROPERTY you stage you make it about the HOUSE.  BUT, even better is that you help the seller's  SELL LIFESTYLE!  And that (IMHO) is what makes the biggest difference in staging a property.
